Four systems, picked for the building
| System | What it is | Where it fits |
|---|---|---|
| TPO | White single-ply membrane, heat-welded at the seams | Flat roofs where summer heat and cooling bills matter |
| EPDM | Black rubber membrane, seams taped or glued | Big, simple roofs; easy to patch for years |
| Roof coating | Silicone or acrylic, rolled or sprayed over the old roof | A roof that's still dry underneath and needs more years |
| Metal | Standing seam or screw-down panels | Shops, warehouses and roofs with enough pitch to drain |
Which one fits depends on what's up there now, whether the insulation under it is dry, and how long the owner plans to keep the building.
Wet insulation decides the job
On a flat roof the membrane is only the top layer. Under it sits insulation board, and how much of that board is wet decides the job. A dry roof can often be coated or recovered, which means a second membrane over the old one where the building allows it. A roof holding water in the insulation has to come off down to the deck, because anything laid over wet board traps the water. Core cuts and a moisture survey show where it's wet, and the written price says which sections get which treatment and why.

Maintenance and repairs
Most flat-roof leaks start at the edges and at whatever goes through the roof: the seam where the membrane turns up a parapet wall, pipe and vent flashings, curbs under rooftop units, and the drains. A clogged drain or scupper lets water stand for days, and standing water works into any weak seam. A spring and fall maintenance visit covers those spots, clears the drains and fixes small problems before they show up as stained ceiling tiles, with a short written report for each building.

For property managers and HOAs
One contact for several buildings. Prices come written per building and per roof section, so you can budget them or phase the work over two years. Work on occupied buildings is scheduled around tenants and business hours, with the loud tear-off days set when they bother the fewest people. Condo and apartment roofs often mix flat sections with shingle slopes, and both are part of the job.

Questions about commercial roofs
Can you coat our roof instead of replacing it?
Sometimes, and it can save real money. A coating works on a roof that's still dry underneath, once the seams and flashings are repaired. Spraying a coating over wet insulation traps the water, and the roof keeps failing from below. The way to know is to check the insulation before anyone sells you a coating. If most of it is dry, a coating plus repairs is often the cheaper answer, and the written price will show both.
Why do roofing quotes vary so much?
Because they often aren't pricing the same roof. One quote includes full tear-off, ice-and-water membrane in the valleys, and fresh pipe boots and flashing. Another reuses the flashing, skips the membrane and bills rotted decking later. Ask each roofer for a line-by-line price and compare line to line.
Will the price change once you start?
Only for one thing nobody can see until the old roof is off: rotted decking. Your written price lists a cost per sheet up front, and only boards that are actually soft get replaced. Everything else on the price is fixed. If anything else came up, you'd decide before any work on it went ahead.
Can I just text you a photo?
Please do. Text a photo of the problem (the ceiling stain, the shingles in your yard, the spot you can see from the street) to (865) 830-8126 with your address. We'll text back what it looks like and whether someone needs to come out. It's the fastest way to find out if a problem is small.
