Roofing contractors for Sevier County

Tourism carries Sevier County, and a big share of its roofs sit on rental cabins. Many near Gatlinburg went up after the 2016 fires, so a whole generation of roofs there is about ten years old.

County office or city office

The Sevier County building office enforces codes for construction in the unincorporated county. Its page says remodels and additions need a building permit, and that health, zoning, floor plan and contractor documents come first (Sevier County Building Inspections). The county has adopted the 2024 International Residential Code.

Inside Sevierville, the city's Department of Code Enforcement reviews plans, issues permits and inspects the work (City of Sevierville). Pigeon Forge, Gatlinburg and Pittman Center are cities of their own, while Kodak and Wears Valley aren't. We find out which office covers the cabin and what it wants on a re-roof, then show any fee as its own line.

What Sevier County roofs face

On November 28, 2016, mountain-wave winds gusting to 87 mph pushed fire into Gatlinburg and Pigeon Forge, and over 2,000 buildings were damaged or destroyed (Wikipedia). The rebuild put a wave of roofs on at once, many on steep lots up the hollows. Those roofs are around ten years old now: young for metal, middle-aged for an architectural shingle baking on a south slope.

That night showed what the high ridges can do to a roof, so fastening and ridge details matter here as much as the material. North of the mountains, part of the French Broad is Douglas Lake (Wikipedia), and lake homes on that end take wind across the water.

Hot tubs, decks and wood stoves add roof penetrations, and each one leaks if its flashing was rushed.

Getting to you

From Knoxville, TN-66 and US-441 carry us through Sevierville and Pigeon Forge toward Gatlinburg, and US-411 serves the east side toward Douglas Lake. Mountain roads are the slow part, so cabin inspections up the hollows get grouped by area.

An owner who lives away can have a manager or cleaner text us photos and let us onto the property. You get a written price for each cabin. If a storm opens a roof between guests, phone (865) 830-8126 at any hour, booked or not.

Common questions

Our cabin was rebuilt after 2016. Is the roof due?

Probably not for replacement. Around ten years in, most roofs need a check of the pipe boots, the ridge sealant and the flashing at decks and chimneys. A small repair now keeps a steep cabin roof from turning into a big job.

Do Pigeon Forge and Gatlinburg handle their own permits?

Each is its own city, so we check with that city first and the county second. We confirm before quoting, and any permit fee is on the written price.

Do you work on cabins and rental properties?

Yes. Cabins and rental homes are welcome, and they often have steep pitches and metal roofs, both of which we work on. A property manager can book an inspection for a place they don't live at; just give us the address and how to reach the yard. If you look after more than one property, each gets its own written price.

My roof is leaking right now. What do I do?

Put a bucket under the drip and move anything valuable. If the ceiling is bulging, poke a small hole at the lowest point so the water drains into the bucket instead of bringing the drywall down. Take photos, and stay off the roof in the rain. Then call or text (865) 830-8126. Emergency calls are answered around the clock.
