Metal roof replacement

Metal roof replacement: shingles to standing seam

Hail left this ranch's shingles covered in bruises. The roof came off and standing-seam metal went on, tear-off to finished panels, in one day.

The problem

We inspected this roof in February 2025. The light gray shingles had hail hits all over them, each one a dark dent where the granules were gone. We marked them and counted a test square on each slope. One square had more than ten hits on its own.

In our view, hail that heavy takes years off a shingle roof, even when nothing leaks yet. The job ran as an insurance claim, and the owner's insurer made the coverage call.

What we did

This roof went from shingles to metal. We measured every slope in October so the panels could be cut to length, then came back on October 31 to do the work.

The crew tore off the shingles down to the deck, laid synthetic underlayment over the whole roof and flashed the pipe vents. Then the standing-seam panels went on, run from eave to ridge with the seams standing up off the water line, and trimmed at every hip. The skylight and the vent pipes got their own flashing so the panels shed water around them.

Timeline

Inspection photos are from February 4, 2025. Measuring photos are from October 23, 2025. The install photos all carry the same date, October 31, 2025: old shingles coming off, then blue underlayment across the deck, then finished panels.

The result

A low gray metal roof with straight seams and clean hips, sitting on the same brick ranch.

Standing seam suits a low, simple roof like this one. The raised seams sit above the water running down each panel, and the panels are held by clips under the seam instead of screws driven through the face. With no shingles to bruise, the next hailstorm has fewer ways to open the roof to water, though a big enough stone can still dent a panel. On a one-story house, the change also shows from the street: a clean line at every hip where there used to be a row of cap shingles. The job is complete and closed.
