Signs it's time
Most asphalt roofs around Knoxville get replaced for one of four reasons:
- It's leaking in more than one place, or the same spot keeps coming back after repairs.
- The shingles are curling, cracking, or shedding their granules into the gutters (look for what looks like coarse black sand at the downspouts).
- A storm did enough damage that patching would leave a roof that doesn't match and won't seal.
- It's past 20 years old and you're about to sell, or you're tired of wondering.
One of those doesn't automatically mean a full replacement. A free drone inspection tells you which one you're dealing with. If a repair will buy you years, we'll say so and price the repair.
What's in a Crestone replacement
Every line below shows up as its own line on your written price:
- Tear-off to the deck. All the old shingles and underlayment come off, so we can see the wood.
- Decking checked board by board. Soft or rotted sections get replaced. We photograph them first and show you, and the price per sheet is on your estimate before we start, so there's no surprise bill.
- Underlayment. Synthetic underlayment across the roof, and ice-and-water membrane in the valleys, at the eaves, and around chimneys and walls, where water collects.
- Drip edge and flashing. Metal drip edge on the edges. We replace the flashing at walls and chimneys too.
- Pipe boots and vents. The rubber boot around each plumbing vent dries out in the sun and cracks, and a cracked boot lets water in. They all get replaced. We check that your attic vents move enough air, because a hot attic cooks shingles from underneath.
- Architectural shingles in the color you pick, with matching ridge caps.
- Cleanup. Tarps over your plants, a magnet sweep of the yard and driveway for nails, and the dumpster gone.
What it costs
Most asphalt shingle replacements on Knoxville-area homes of about 2,000 square feet land around $15,000 to $30,000. Here's what moves your number:
- Size and pitch. Roofs are priced by the square (100 square feet). A steep roof needs more safety gear and more time.
- Layers. If there's a second layer of shingles under the first, it all has to come off.
- Decking. Every rotted sheet adds material and labor. That's why decking gets its own line.
- Shingle line. Better architectural lines cost more and usually carry a longer manufacturer warranty.
- Extras. Skylights, chimneys, and lots of valleys add flashing work.

How the job runs
- Free drone inspection. We fly the roof, check the attic if you'll let us, and walk you through the photos.
- Written price. Every line from the list above, with a number next to it. We'll explain any line you ask about.
- Schedule in writing. You know the start day and how long we expect to be there before we start. Weather can move it; if it does, we call you.
- Permit. Inside Knoxville city limits, a re-roof needs a city building permit and an inspection after tear-off (City of Knoxville Plans Review and Permits, permits.knoxvilletn.gov). We pull it. Other towns and Knox County have their own rules, and each area page covers them.
- Build day. Tarps down, old roof off, deck checked and photographed, the replacement roof on. If we open more than we can close in a day, it's dried in and tarped before we leave.
- Walk-through. We walk the finished roof with you and send you the photos.
Shingle or metal?
Asphalt architectural shingles are what most Knoxville homes have. Metal costs more up front and can last a lot longer. If you're thinking about it, we'll price both at the same inspection so you can see them side by side. Metal roofing
Paying for it
If a covered storm caused the damage, your insurance may pay for most of it and you pay your deductible. See storm damage and insurance. For everything else, read roof financing basics before you sign anything with any lender.
Before you replace your roof
How much does a roof replacement cost in Knoxville?
Most asphalt shingle replacements on Knoxville-area homes of about 2,000 square feet land around $15,000 to $30,000. Where yours falls depends on the size and pitch of the roof, how many layers have to come off, how much rotted decking we find, and which shingle line you pick. A steep, cut-up roof with a second layer underneath costs more than a simple ranch roof. Your free inspection gets you a written price, line by line, so you can see exactly where the money goes.
Why do roofing quotes vary so much?
Because they often aren't pricing the same roof. One quote might include full tear-off, ice-and-water membrane in every valley, and replaced pipe boots and flashing, while another reuses flashing and skips the membrane. Some leave rotted decking off the price and bill it later. Ask every roofer for a line-by-line price and compare line to line. If a quote is a single number on a card, ask what's in it before you compare it to anything.
Will the price change once you start?
Only for one thing we can't see until the old roof is off: rotted decking. That's why your written price lists a cost per sheet of decking up front. If we find bad wood, we photograph it, show you, and replace only what's soft. Everything else on the price is fixed. If anything else ever came up, we'd stop and talk to you before doing it.
How long does a roof replacement take?
For a typical house, we're on site one to three days, depending on size, pitch, how much decking needs replacing, and the weather. Before we start, you get the schedule in writing. If rain moves it, we call you. Anything we open, we close or tarp before we leave for the night.
What happens if you find rotted wood under the shingles?
We stop, photograph it, and show you before replacing it. Rotted decking won't hold nails, and shingles over soft wood fail early. Your written price already lists the cost per sheet, so you know the number before we find anything. We replace only the boards that are actually soft.
Do you tear off the old roof or go over it?
We tear it off. Going over an old roof hides rotted decking, adds weight, and can shorten the life of the shingles on top. Inside Knoxville city limits, an overlay only avoids the permit if the first layer is intact, and you still give up the chance to see the deck. Tear-off costs a little more and tells you exactly what's under there.
What about my yard, flower beds and nails in the driveway?
We tarp the beds and anything near the house, carry debris straight to the dumpster, and run a magnet sweep over the yard and driveway when we finish. Before we leave, we walk the property with you. If you find a nail later, call us and we'll come back for it.
What shingles do you install?
Mostly architectural (dimensional) asphalt shingles, in the color you pick, with matching ridge caps. In humid East Tennessee we steer people toward a line with algae resistance, which keeps the black streaks off longer. We'll show you samples and the manufacturer warranty for each line at the estimate. If you want metal, we price that too.
