Repair or replace? How to decide on a Knoxville roof

Repair when the problem is in one place, the roof has years left, and the decking is sound. Replace when leaks keep coming back, the shingles are worn out across the roof, or storm damage is spread over several slopes.

The questions we ask on every inspection

  • How old is the roof, and is it the first one on the house?
  • Where have leaks shown up inside, and when?
  • Has it been repaired before, and where?
  • Is there a second layer under this one?
  • How long do you plan to stay?

When a repair is the honest answer

A cracked pipe boot, a bit of loose flashing, or a few wind-lifted shingles on an otherwise healthy roof are repairs. A good repair on a sound roof should last for years. If we think that's you, we'll price the repair and tell you not to replace yet.

Cost, side by side

Most repairs cost a small fraction of a replacement. Most full replacements on Knoxville-area homes of about 2,000 square feet land around $15,000 to $30,000; see what a roof costs in Knoxville. We'll price both when it's close. Read about roof repair and roof replacement.

Related questions

Can you fix a leak instead of replacing the whole roof?

Usually, yes. Most roof leaks start at a handful of spots: cracked pipe boots, flashing at a wall or chimney, a few wind-lifted shingles, or a skylight. Each of those can usually be fixed on its own. If a repair will stop the leak, the repair is what we quote. We photograph the fix and tell you plainly when a roof has reached the point where patching is throwing money away.
